Tours, guests, training courses, small plots of organic root vegetables by young farmers are common here and all together yielded just over $40,000 for the land owner, who is not really doing much but just orchestrating who does what when. Airbnb rentals bring in ~$5-6K per year, longer term rentals bring in another $5-6K per year. If you choose to set up for guest instructors that can bring in another $4-15K/year depending on if you provide lodging and food for the participants. Renting the grass to cattle is another source of income just beginning and we do not yet have the figures on that.
The ~50 acres with the homes is appraised for $790,000 - buyer pays for the survey and all closing cost; seller has already paid for the appraisal and taxes. If this part is purchased alone, the buyer will need to install one additional well (appraiser notes ~$5000 new price for a well). If buyer buys the front ~100 acres, there is a well that already connects to the house and barns. Mostly open, fenced and cross fenced, 3 septic systems, 1 well. Tract 3, ~63 acres is fenced and cross fenced with 4 ponds and 1 water well, electric access down one long side. Mostly open for grazing with some scattered gullies and tree groves. This piece is surrounded on 3 sides by our neighbor and if purchased alone will require an easement be granted from either the neighbor or from the current owner from the road. Property does have an old gravel road under the grass along the same side as the electric access.
Buyer responsible to verify all information. Seller is moving out of state and will sign a non-compete if the Buyer would like to continue the business and educate them how to walk through the Organic Certification process as well as the GAP certification to be able to continue to sell vegetables. The Seller will also introduce the Buyer to the clients to whom they currently serve to make it easy for the sales to continue and revenue to be created for the Buyer. In exchange, possession will be 90 days after closing to give the Seller time to move across the country with livestock and farming equipment. Buyer can begin to move items to the farm storage areas the day of closing.
